Veranda Homes just sold the home located at 5965 Rexford Drive in Cypress!  This home is a 4 bedroom, 2.5 bath that sold in the first week that we had it on the market.

Colin Delaney, the broker representing the listing, brought in our in house interior designer to give the home a quick makeover.  When we started, the home had the right bones – concrete tile roof, newer windows, good yard size, solid surface counter tops, and a good cul-de-sac location.  However, it lacked those modern day touches.  Our interior designer went throughout the home and did (believe it or not) a 40 item checklist makeover. Among the list, we did scraping of ceilings, painting, adding some recessed lighting, painting cabinets, removing wall paper and  steam cleaning the carpet.  Those items may seem trivial, but on first look at a home they mean everything to a buyer.

I know that by doing those items we easily increased our bottom line by $15,000 –  The cost of the improvements was far less than this.  The seller spent a little more than $8,000 to get everything in order.  Not that you should do it every time – each home is different, but every one of them needs some attention to detail prior to going on the market to make it capture the buyer’s interest.
